Strip center roofs

Ferguson's commercial roofs skew old. A lot of the retail along West Florissant went up in the '60s and '70s, and plenty of it still has the original gravel built-up roof — or a second roof laid right over it, which means the next one has to be a tear-off.
Maryland Heights is close enough to get a crew to a leak on Florissant Road the same night. A lot of commercial calls start exactly like that, with water in a tenant space after a storm, and end up as a conversation about what the roof actually needs.

Retail roofingCode allows one recover. Many Ferguson roofs already have two systems on them, so cores come first to see what's really there.
Tear-off vs. recoverSteep sanctuary roofs with flat education wings off the back, usually built decades apart.

Storm damage and insurance
Ponding, mostly. Older built-up roofs were laid dead flat, and decades of deck deflection have left low spots that hold water for days after a rain. Tapered insulation during a replacement fixes it. Patching doesn't. We shoot the roof with a laser level and map where the water sits, then set the taper to carry it to the existing drains, or to new ones if the old drains are in the wrong place.
Parapets on the older brick buildings come up constantly. Coping joints open, mortar washes out, and water runs down inside the wall until it shows up two rooms from where it got in. The fix is new coping on proper cleats with sealed joints, through-wall flashing where it was never installed, and tuckpointing where the mortar's gone. Leave it alone and the brick spalls a little more every freeze-thaw winter.
Check which jurisdiction the parcel is in before anybody pulls a permit. A Ferguson mailing address doesn't always mean the building sits inside city limits — some are in neighboring municipalities or unincorporated county. We confirm it up front.
We cover the rest of North County the same way, from Florissant and Hazelwood to Berkeley, Jennings and Dellwood, with the same written reports and the same lifetime workmanship warranty.
