Much of Overland was built out in the years after World War II, and the commercial roofs show their age. A lot of what we look at here is an original built-up roof with one recover already on top, or a 1990s EPDM that's been patched more times than anyone can count.
Low parapets, internal drains and through-wall scuppers are standard. So is a rooftop unit that got swapped out without anybody re-flashing the curb. None of that's unusual. It just means the leak you see inside is often twenty feet from where the water's getting in.

Retail roofingSmaller flat-roofed offices and medical suites, usually on internal drains with a couple of rooftop units.
Office building roofingPitched sanctuary roofs with flat education wings added later. The joint between them is the classic leak.
Church roofingBlock buildings with steel deck and a mod bit or EPDM roof. Often due for a tear-off, not another layer.
Tear-off vs. recoverDecks that have sagged a little over the decades hold water around drains instead of feeding them. Crickets and tapered insulation fix it.
Ponding waterTwo- and three-story buildings with flat or low-slope roofs. We schedule around residents and keep stairwells clear.
Multi-family roofing
We're close. Our main office is in Maryland Heights, so when the dispatcher takes a leak call from Overland at 2 a.m., the crew isn't crossing the river to get there. First job on an active leak is stopping the water: a temporary patch or tarp over the wet area, buckets and plastic inside if you need them, photos of everything. The permanent repair gets scoped once it's dry and we can see what actually failed.
Shared roofs over a row of tenants need a little diplomacy. We'll talk with the owner or property manager about access through each unit, check the firewall caps between spaces, and give you a roof plan marked by tenant so repair costs land where they belong.
Before any tear-off we confirm permit requirements with the City of Overland. On older buildings we cut a core first to count layers. Two roofs already on the deck? Code won't let us add a third, and you'll hear that from us before you see a number.
Steel deck on buildings this age sometimes rusts through at the flutes near old leaks. We put a unit price for deck replacement in the proposal, so if we find bad deck mid tear-off you already know what it costs.
We also work the towns around Overland — Maryland Heights, University City, St. Ann and Bridgeton. Same crews, same lifetime workmanship warranty.
Yes. Overland is a short drive from our Maryland Heights office, and we handle repair, replacement, maintenance and emergency leak calls there.
The phone's answered live 24/7. For an active leak we'll get a crew out for a temporary dry-in as soon as it's safe to be on the roof.
A full commercial replacement typically needs one. We confirm the requirements with the city and handle the permit as part of the job.
Sometimes. If there's only one roof on the deck and it's dry, a recover can work. If there are already two, or the insulation is wet, it's a tear-off.
Yes. Free inspection, photos and a written scope, with no obligation.

Commercial leaks do not wait for business hours. A live dispatcher answers around the clock and we get crews moving the same night.
